Holiday Rental and Villa Websites That Take Direct Bookings
Keep the platforms for discovery. Make your own site the easiest place to book again.
Airbnb, Booking.com and Vrbo are good at one thing: putting your property in front of people who have never heard of you. They are much less good value on the guest who already stayed, loved it and wants to come back next year. Without your own booking site, that guest goes back through the platform and you pay the service fee again.
We build websites for holiday lets, villas, barns, lodges and small hotels that make booking direct as easy as booking on a platform. That means a real availability calendar, online payment, instant confirmation and guest emails that send themselves. We have built them for coastal lets in Cornwall, a converted barn in Wales and a boutique lodge, and we automated the admin for a villa rental company in the Algarve.
A good fit if
- You rely on one or two platforms and want a direct channel that sits alongside them
- You have repeat guests but no easy way for them to book with you directly
- You manage more than one property and need each to have its own calendar, prices and page
- Confirmations, pre-arrival information, invoices and review requests are still sent by hand
Probably not us if
- You want to leave the platforms entirely overnight: we will advise building the direct channel alongside them first
- You need a large property-management platform for hundreds of units: a dedicated PMS vendor is the better route
What is included
Real availability
A calendar guests can trust, synced with your channel manager or the platforms so the same nights are never sold twice.
Online payment
Card payment on your own site with instant confirmation, not a contact form and a bank-transfer request.
Multi-property set-up
Separate pages, calendars and prices for each property, managed from one place.
Guest automation
Booking confirmations, pre-arrival information, post-stay thank-yous and review requests sent automatically.
Local guides that rank
Area pages guests actually use when planning a trip, written to attract people long before they book.
Admin automation
Invoices, payment reminders and reporting connected to your bookings, so nobody re-types data.
Direct booking has to be easier, not just cheaper
A guest coming from Airbnb is used to booking in under a minute on a phone with saved card details. If your alternative is an enquiry form, a wait for a reply and a bank-transfer request, they go back to the platform and pay the extra fee. Convenience beats price for almost everyone.
So every rental site we build starts with the booking path. For Porthtowan Holiday Lets on the North Cornish coast, that meant a custom booking system with individual availability calendars, prices and details for each property (The Annex and Sunview), plus secure payment, automated confirmations and guest communication tools. For Commonstone Barn in Wales, it meant direct booking with availability and pricing on the site, so the owners could build direct relationships with guests rather than rely on platforms.
The guest journey can run itself
Small hospitality teams lose hours to messages that say the same thing every time. For Vida Boa Lodge, a boutique hotel, we rebuilt the website, integrated booking with the property management system, and automated the guest emails: instant confirmations, pre-arrival information with directions and check-in details, and post-stay thank-yous with review requests. Housekeeping and maintenance notifications are triggered from the booking schedule.
The back office counts too. For Luz Villa Rentals and Sales in Portugal, we connected the booking platform to an invoicing system. Every confirmed rental now generates the right invoice, payment reminders go out on their own, and a simple dashboard shows what is outstanding.
Getting found without the platforms
The platforms are also search engines, so a direct channel needs its own way of being found. The searches that convert are long and specific: a villa with a pool near a named village, a dog-friendly cottage on a particular stretch of coast. Most rental sites are one thin page, so a well-structured site with a page per property and genuinely useful local guides can compete for them.
That is why the Commonstone Barn site includes area guides to nearby walks, restaurants and activities. They help guests plan, and they attract people researching a holiday in the area months before they book. Your past guests are the other half: a site that captures their email turns next year's booking into a message rather than a platform fee.
Doing the numbers before you decide
Whether a direct-booking site is worth it depends on your occupancy, your mix of new and returning guests and which platform fee structure you are on. We have written up how direct bookings and OTA fees work for holiday rentals, and a worked example of Airbnb fees versus your own booking site for an Algarve villa using Airbnb's own published fee rates.
If you are in Portugal and running an alojamento local, the same principles apply. Your site should be bilingual where your guests are, show the information guests expect before booking, and hand clean data to your invoicing.

Questions we get asked
Will a direct booking site cause double bookings?
Not if availability has one source of truth. We connect your site to a channel manager, or to the platforms' calendar sync where that is enough, so your website and the platforms read the same calendar.
Should I delist from Airbnb or Booking.com?
Usually not. The platforms are worth paying for when they bring you guests who would never have found you. The aim is to stop paying them again for guests who already know you.
Can you build one site for several properties?
Yes. Each property gets its own page, calendar and prices, as on the Porthtowan Holiday Lets site, and you manage them in one place.
Can the site send guest emails automatically?
Yes. Confirmations, pre-arrival information, check-in details and post-stay review requests can all be triggered by the booking itself, as we set up for Vida Boa Lodge.
Do you work with villa owners in the Algarve?
Yes. We are based on the west coast of the Algarve and can meet in person. See web design in the Algarve for local projects.
